# Every sheet. Every code. Cited.

> One AI plan-review engine with two faces: builders pre-check before they submit; cities and counties draft code-cited corrections letters after. AI drafts, humans approve.

One AI plan-review engine with two faces. Builders run it before they submit. Cities and counties run it after. Same reading, same code, same findings, and a different letter at the end.

## Fails and flags

Findings come in two kinds. Fails go into the corrections letter: they are violations with citations. Flags do not: they are judgment calls, held out for staff, who can promote a flag into the letter or demote a fail out of it. Every finding carries its citation, grounded in California state code and the local code, read across the full plan set.

AI drafts. Humans decide. Nothing goes out without staff sign-off.

## How it works

- Upload plans: construction plans or a corrections letter. PDF, JPG, PNG, HEIC or TIFF files, any size.
- AI reviews: CrossBeam reads every page and cross-references California law and the local code.
- Draft generated: a corrections letter, or a builder’s pre-check report before submittal, drafted with code citations and sheet references.
- Human reviews: staff review, edit and approve. Nothing goes out without a human sign-off.

## Before you submit (builders)

Upload your plan set. Pre-Check returns four things.

- Findings: every issue in the plan set, cited to code.
- Action items: plain language, written to hand straight to your architect or engineer.
- Questions: the open items your plans do not answer.
- Corrections preview: the letter CrossBeam thinks the city will send you, so you can fix the plans first.

## After submittal (cities and counties)

- Draft corrections letter: item by item, every finding with its code citation.
- The voice of your department: a final pass restyles the export to match how your department writes.
- Staff stays in charge: staff promote, demote, edit and sign. Nothing goes out without them.

## Building review and planning review

Ministerial building review is objective. The plan either complies or it does not: setbacks, spans, fire ratings, stamps. Pre-Check catches missing stamps, absent citations and overlooked code sections, so reviewers spend their time on the judgment that requires their expertise.

Discretionary planning review is judgment. For cities and counties, Pre-Check runs a fast, checklist-style planning screen so routine items are settled before the judgment starts. For builders, it supports the ask with the record: density bonus law, waivers and builder’s remedy.
