Dead-End Corridors: 20 Feet or 50 — Sprinklers Buy the Extra 30

CBC 1020.5 caps dead-end corridors at 20 feet — Exception 2 lifts it to 50 in Groups B, E, M and more when the building is sprinklered.

Here's a corridor problem that lands on commercial TI plans every week: a back-of-house dead-end run at 35 or 40 feet, drawn on the assumption it's fine "for a small office." Sometimes it is. Often it isn't. The rule that decides it is CBC Section 1020.5, and the gap between legal and a correction letter usually comes down to one thing — sprinklers.

The 20-foot rule

Section 1020.5 sets the base limit:

Where more than one exit or exit access doorway is required, the exit access shall be arranged such that dead-end corridors do not exceed 20 feet (6096 mm) in length.

Two things worth reading slowly. First, the cap is 20 feet — not 25, not 30. Second, it only bites where more than one exit or exit access doorway is required. A space that legitimately runs on a single exit under Section 1006.2 isn't governed by this dead-end limit in the first place. So step one is always: does this arrangement even require two exits? If it does, the 20-foot clock starts.

Exception 2 buys you the other 30 feet

Here's the part that saves the 38-foot corridor. Exception 2 raises the cap to 50 feet (15 240 mm) — but only when two conditions are both true:

  1. The occupancy is in Group B, E, F, M, R-1, R-2, R-2.1, R-2.2, S or U.
  2. The building is equipped throughout with an automatic sprinkler system in accordance with Section 903.3.1.1.

Group B is on that list — business occupancy, where most offices land — which is why this is a daily commercial-TI question and not an edge case. So your 38-foot dead end can be perfectly legal. But look hard at what the exception is conditioned on: the whole building sprinklered, to Section 903.3.1.1 specifically. Not just the tenant suite. Not "there are heads in the ceiling." The exception names one subsection and it names the entire building.

Verified against CBC Section 1020.5 and its Exception 2 in Chapter 10 of the 2025 California Building Code (with January 2026 Errata): the base limit is 20 feet, and Exception 2 lifts it to 50 feet for the listed groups "where the building is equipped throughout with an automatic sprinkler system in accordance with Section 903.3.1.1."

That's the trap the whole layout hinges on: a designer runs the corridor at 38 feet, figures "it's sprinklered, we're fine," and never confirms the coverage actually qualifies — the right occupancy group, the entire building, that subsection. Confirm sprinkler status before you draw the corridor, not in the correction cycle.

The width-ratio out (Exception 3)

There's a second escape hatch people forget. Exception 3:

A dead-end corridor shall not be limited in length where the length of the dead-end corridor is less than 2.5 times the least width of the dead-end corridor.

Read that plainly: a dead end shorter than 2.5 times its own least width isn't capped at all — no sprinkler condition attached. It only helps for short, wide conditions, but that's exactly the alcove case. A 6-foot-wide recess, for instance, clears the ratio up to just under 15 feet (2.5 × 6). If your "dead end" is really a stubby, wide pocket, run the ratio before you assume you have a problem.

Don't miscount the exceptions

One precision point, because plan-check arguments turn on it: Section 1020.5 has four exceptions, not three. The other two are occupancy-specific and easy to misapply if you're skimming:

  • Exception 1 applies only to Group I-3, Condition 2, 3 or 4 occupancies — 50 feet.
  • Exception 4 applies only to Group I-2 buildings, sprinklered per 903.3.1.1, and only for dead-end corridors that do not serve patient rooms or patient treatment spaces — and that limit is 30 feet (9144 mm), not 50.

If you're doing an office or retail TI, Exceptions 1 and 4 aren't yours. Standing on the wrong one in front of a fire marshal is a fast way to lose the room. Know that the 50-foot number you're claiming comes from Exception 2, the Group B/E/F/M/R/S/U list — not from the I-2 or I-3 carve-outs.

Before you draw the corridor

Three quick checks. Does the layout actually require two exits? If not, 1020.5's dead-end cap doesn't apply. Is the occupancy on the Exception 2 list? Is the whole building sprinklered to 903.3.1.1? Yes across the board and you've earned your 50 feet. Miss one and you're back to 20 — or leaning on the width ratio. Where it's close, confirm the sprinkler basis with your local jurisdiction before it's committed to the sheet.
