The Small Print It Learned to Read
Every plan set has parts people skim — the lighting notes, the sealed-calc references. The review learned to read them.

Every permit set has a part people skim.
Not the floor plan. Not the elevations. Not the site plan with the setback everyone argues about — those get read hard, because that's where the fight is. The part people skim sits further back: a note tucked into the lighting legend about how a garage light turns itself off. A line on the structural cover sheet pointing to a sealed calculation package forty pages deep. A reference number for an evaluation report on a proprietary shear wall. The fussy stuff. The kind of thing a busy eye slides right over on the way to the next sheet.
Here's the thing: that small print is load-bearing. Sometimes literally.
The back of the book
A plan checker works with a stack and a clock. The big sheets carry the big decisions, and they get the attention they deserve. What loses is everything printed small — the schedules, the keyed notes, the callout bubbles, the references to documents that live somewhere else in the binder. Not because it doesn't matter. Because there's another set behind this one, and another counter line forming, and the small print is slow to read.
The builder who drew the set has the same blind spot from the other side. They're confident about the moves they made on purpose — the wall they moved, the window they upsized, the beam they sized. The lighting-control notes? Those came off a template. The reference to the shear-wall report? The engineer handled it. Nobody looked twice. And a gap in the part nobody looks at twice is exactly the kind that surfaces weeks later as a correction — after the set has already made the trip to the counter and back.

Notes about a light
Start with the lighting. California's 2025 Energy Code, in Section 150.0(k), is fussy about residential lighting controls in a very specific way. A garage, a bathroom, a laundry room, a walk-in closet — at least one light in there is supposed to shut itself off on an occupancy or vacancy sensor. The lights in habitable rooms are supposed to dim. Cabinet lighting behind an opaque door is supposed to switch off when the door closes. None of it is dramatic. All of it lives in the small notes and the legend, and all of it is easy to leave off a set without anyone noticing — until a plan checker who happens to be paying attention that day catches it.
Offered as an illustration, not a promised catch on any given set: across single-family residential sets, the review learned to read the lighting plan and legend for those controls — to see that the garage luminaire actually has a sensor called out, that the habitable-space dimmer is there, and to hold its fire when a control genuinely isn't required rather than manufacture a correction. It reads the note you'd skim, and it knows the difference between a real omission and a family of controls that simply doesn't apply to this project.
The number that doesn't match itself
The structural side is quieter and higher-stakes. A lot of a structural set isn't a value at all — it's a pointer. See sealed calculations. Per the geotechnical report. Refer to evaluation report so-and-so. The real numbers live in those other documents, and the drawings are supposed to match them.
That's where a gap hides. Offered again as an illustration: a foundation plan calls out a 24-inch caisson, while the sealed calculation package, forty-some pages in, sizes the same caisson at 30 inches. Both are in the submittal. They disagree. Neither one looks wrong on its own sheet — you only catch it by holding the plan against the calc and noticing the two don't say the same thing. That is precisely the kind of coordination gap a busy reviewer skips past, because catching it means reading the small print in two places at once and comparing them.
The review learned to do that comparison — to line up what the drawings show against what the sealed calculations, the geotechnical recommendations, and the approved product reports actually say, and to flag where they conflict without pretending to redesign anything. It doesn't pick the right caisson. It says: these two numbers describe one hole in the ground, and they don't agree — coordinate them before this goes further.
The gap that used to slide past a busy checker gets caught before the set ever reaches the counter.
What it's worth at the counter
For a builder, a catch like that before submittal is one less bounce — one fewer trip back through the counter for something a second read would have found. For a city reviewer, it's coverage on exactly the fussy, easy-to-miss items a clock makes hard to reach: the lighting-control note, the caisson that doesn't match its own calc, the evaluation report that was referenced but never reconciled.
None of this decides a permit. Your local jurisdiction does, and a finding is a flag to verify, not a ruling — codes change, editions turn, and what one counter wants is not what the next one wants. Verify every requirement against the jurisdiction that will actually stamp your set. What changed is that the small print at the back of the book — the part everyone skims — now gets read before it can cost anyone a round.
