How do I see the zoning, setbacks, and hazards for a property?
Quick answer: Open the property from the Job Sites tab of your dashboard and click Site Facts. You get a map of the parcel and a panel with its APN, lot size, general plan, base zone standards, setbacks, fire and flood hazards, seismic and soils context, utilities, overlays, and state entitlements. A finished review also shows the same facts on its Site & Zoning tab.
Steps
-
Go to the Job Sites tab of your dashboard and click the property's card. No card yet? Run a pre-check for the address or create the site first; see Create a job site.
-
Click the Site Facts tab. It may take a few seconds the first time.

-
Read the panel. Sections appear when there is data for them:
- Jurisdiction, APN, Lot, General Plan, GP Density
- Base Zone Standards and Setbacks
- Fire, Seismic Context, Structural Design, Site Conditions (flood, faults, soils, wetlands, airport zones, climate zone, and more)
- Utilities, Coastal, Overlays, Transit Entitlements, State Entitlements
-
Use the map buttons to switch between Street and Satellite, and toggle map layers such as Zoning. If your organization has 3D maps turned on, a 3D button shows live 3D imagery you can pan, tilt, and Orbit.
On a finished review
Open a completed pre-check or corrections project and click the Site & Zoning tab. It shows the facts for the project's address as of that review.
If something looks off
- Parcel not confirmed — the address pin didn't land on a single parcel. Click the right parcel on the map or pick its APN from the list to reload the facts.
- Parcel sources disagree — two public sources give different parcel details. Check with the city before relying on the number.
- Couldn't load site facts — click Retry. The lookup can take a moment to start.
- Site facts as of … — you're seeing the last saved facts while a refresh runs in the background.
Site facts come from public GIS and agency data. They're a starting point; the city's own records govern.
